Service agreement for Bangkok Property Inspections

1. Service Description
Bangkok Inspect provides non-destructive, instrument-backed property-condition inspections for residential properties in Bangkok, including pre-purchase inspections for buyers and condition assessments for owners. We document visible and testable conditions through photographs, written observations, electrical and plumbing checks, thermal imaging, moisture checks, safety checks, and other work specified in the confirmed scope.
We don't perform destructive testing or structural-engineering certification, and we can't guarantee conditions hidden behind walls, under floors, or in areas we can't access. Thermal imaging identifies surface-temperature anomalies; it does not see through walls or certify structural safety. An inspection is a snapshot of accessible conditions at the time of the visit.
2. Booking and Payment
Inspections must be booked in advance, and property access must be arranged before the scheduled inspection time. After we confirm your booking we send an invoice; payment is due upfront, before the inspection, by Wise, PayNow, or credit card. We don't take payment on the website.
Prices are quoted in Thai Baht (THB) and US Dollars (USD). All prices are subject to change, but we honor the price quoted at the time of your booking confirmation.
3. Cancellation and Rescheduling
You can reschedule or cancel an inspection with at least 24 hours notice at no charge. Cancellations with less than 24 hours notice may be subject to a cancellation fee of up to 50% of the service price. No-shows will be charged the full service price.
If we need to cancel due to unforeseen circumstances, we'll offer a full refund or reschedule at your convenience.
4. Property Access
You are responsible for providing an authorized contact and ensuring permission for the inspection. Bangkok Inspect can then coordinate access with your agent, developer, juristic staff, or building contact and confirm the expected access window, water, electricity, and known restrictions. We don't contact sellers directly. If we arrive and can't access the property, this counts as a no-show and the cancellation policy applies.
5. Report Delivery
For condos up to 120 sqm, the English photographic PDF report is delivered within two business days. A full Thai companion report is included on request and is usually delivered within about 72 hours. Larger properties receive a confirmed custom timeline. Paid rush delivery may be available by custom quote.
6. Post-Inspection Support and Re-Inspections
Reasonable defect-related liaison with your agent, juristic staff, and developer-appointed defect contractors is included for roughly one week after inspection. We may also answer reasonable calls or messages case by case. This support does not include direct seller contact, price negotiation, management of unrelated outside contractors, or a return site visit.
Any return visit to inspect work in progress or verify completed repairs is a paid re-inspection. A re-inspection revisits the original defect list, gives repaired areas extra attention, completes another overall sweep for new issues, and creates a fresh photographic record. Scope, timing, and the reduced returning-client rate are confirmed separately.
7. Limitations of Liability
Our inspection is a visual assessment based on conditions at the time of the visit. We can't guarantee that all defects will be found, and we're not responsible for issues that develop after the inspection or that weren't visible during the inspection.
Our liability is limited to the fee you paid for the inspection service. We're not liable for decisions you make based on our report, including decisions to buy, rent, or not proceed with a property.
We don't provide legal, financial, or structural engineering advice. If our report identifies concerns in these areas, we recommend consulting appropriate professionals.
8. Report Use
The inspection report is prepared for your use. You may share it with sellers, developers, landlords, agents, or other parties involved in your property transaction. However, we're not responsible for how third parties interpret or act on the report.
9. Intellectual Property
The inspection report, including photographs and written content, is our intellectual property. You receive a license to use it for your personal property decisions. You can't republish, resell, or use our reports commercially without written permission.
10. Dispute Resolution
If you're not satisfied with our service, contact us and we'll work to resolve the issue. If we can't reach a resolution, disputes will be resolved under Thai law in the courts of Bangkok.
11. Governing Law
These terms are governed by the laws of the Kingdom of Thailand. Any legal proceedings related to these terms will be conducted in Bangkok.
12. Changes to Terms
We may update these terms from time to time. The version in effect at the time of your booking applies to that service. We'll post any changes on this page.
